However, again taking the example of a £250,000 home, a loft conversation could add £50,000 to the value of the property. With this in mind, it would be wise to get a few quotes to see if the cost will be worth the profit.
Garage Conversion
A study conducted by RAC Home Insurances found that 4.6 million out of the UK’s 10.6 million garages are no longer used for their original/intended purpose. The average cost of a conservatory installation is estimated at around £5,000, with an increase in value to your property estimated at around 5%. Although this is not the biggest increase on this list, it still means a potential profit of up to £12,500.
Kitchen & Bathroom Renovations
One of the most popular ways homeowners choose to add value to their property is through upgrading and renovating their kitchens and bathrooms. Updated fixtures and appliances, replacing flooring and a fresh coat of paint can do more than you think when it comes to adding value to a home.

The average cost of renovating a kitchen costs between £5,000 and £6,000, with renovating a bathroom costing slightly more at approximately £6,500. The increase in value on a new bathroom is estimated to be around 5%, a monetary increase of around £12,500. A new kitchen is valued slightly higher at 6%, with a monetary value of £12,750. This makes your potential profit around double the cost of the renovation.
What If You Did All Of Them?
After totalling all of the potential costs and profits, if you were to undertake all of the projects listed, the total cost would come in at approximately £69,500. Although this is a hefty amount of money, the profits you could receive in return on re-sell are extremely lucrative. If you owned a property that these changes could be made to, a £250,000 initial value could increase to as much as £390,250. So taking your costs away from the final total, the profit you could receive in return for your renovations could be as much as £70,750.
